Lake Restoration

Assisting the government in beautifying the Durgam Cheruvu Lake

In partnership with Telangana State Industrial Infrastructure Corporation Ltd. (TSIIC) and Greater Hyderabad Municipal Corporation (GHMC), Hyderabad’s iconic Durgam Cheruvu Lake has transformed from an algae ridden waterbody to a healthy lake, by extensive cleaning of the stubborn water hyacinth, laying of walking and jogging tracks, surrounding it with plants, curating an open gym and play area and transforming it into a city landmark.

Shaping the future of our labourers

Shaping the future of our labourers At Mindspace, the welfare of the last mile labourers and their families, especially children, is important to us. To ensure their children are taken care of, we set up the first crèche in 1983, and since then, it has been an offering at each site, in partnership with Mumbai Mobile Crèches (MMC). The crèches provide quality education, mid-day meals and healthcare facilities to the children.

It is crucial for us to have sound labor management practices in place to ensure that our business activities continue to run smoothly along with consideration of the well-being of all our workers. It helps us in improving our business activities, enhancing worker satisfaction and productivity. We promote 100% labor compliance as a core value in the organization’s culture. We provide regular training and updated information to respective staff and contractors, which helps them in being compliant. Also, we ensure periodic review of the labor compliance status.

Our labor management practices include:

  • Ensuring the health, safety, and welfare at all times
  • Ensuring appropriate working hours, working conditions and timely disbursement of wages
  • Ensuring social security to employees and their family members
  • Ensuring protection of workers from exploitation by contractors
  • Encouraging harmonious industrial relation

We encourage labor welfare through robust labor management practices. We ensure that no child is at the worksite as we understand that they need to be kept safe and secure, while their parents are at work. We partnered with a non-profit (Mobile Creches) from Mumbai to provide quality education, mid-day meals and healthcare facilities to ensure the health and safety of children whose parents work at our sites. We also arranged for medical care, food, shelter and also organized in-site regular health checkups.

Crèches at Sites

At Mindspace, we not only focus on the wellbeing of the labourers, but also extend hygienic living facilities to their families. To ensure their children are taken care of when they are away at work, we set up the first crèche in 1983, and since then, it has been a mandate at each site. We have partnered with Mumbai Mobile Crèches (MMC) to run the daycare centres. The crèches provide quality education, mid-day meals and healthcare facilities to the children.


Healthcare

Mindspace Business Parks REIT has assisted the Telangana Government in improving the medical infrastructure for the State. Using its expertise in ‘construction’, the entity has built an entire floor at the Kondapur District Hospital, Serilingampally.

The floor has been meticulously designed to host emergency care, nursing stations, doctors’ room, etc. It is also provided with an acoustically treated roof, firefighting equipment, ramps, solar power, and surveillance system. Construction of the additional facility was carried out in collaboration with the State Government.

Triggered by the shortage of beds and medical infrastructure during the peak of the second wave of the Covid-19 pandemic, the floor was designed and constructed in a record time frame of 60 days. The infrastructure will now provide improved healthcare amenities to patients across medical exigencies. The District Area Hospital currently provides treatment for OP patients, maternity, and other general medical facilities. The hospital run by the Government makes healthcare affordable and accessible to all.

This community service initiative has been executed through K Raheja Corp group’s community impact arm, K Raheja Corp Foundation.

With this, the hospital, which earlier had Ground +2 floors, spread across 67,071 sq.ft., adds a 3rd floor and 22,357 sq.ft. of additional space with 118 beds, taking the hospitals space to 89,428 sq.ft and 218 beds.

Through DEEDS Public Charitable Trust, we are contributing towards the development of the specially-abled students across different school in Mumbai and the nearby suburban areas. The Trust facilitates a basic English literacy course for deaf students from grade V to X. The effort has benefited 150 students by providing them access to the course. Additionally, the initiative also provides employment opportunities to differently abled teachers for the best outcome. Through this program, 10 hearing-impaired teachers have been benefited.

We have collaborated with NGO Room to Read with a purpose to provide education facilities to students belonging to the marginalized section. Through this initiative, we have set up 17 libraries across municipal schools during the first year of the program. Additionally, we have distributed 12,149 books across 17 schools in Mumbai, which has benefited 2,500 students and 105 teachers. We have also distributed 2,152 literacy kits containing stationery items to students.

We have made financial contributions to Erehwon Orbit Shift Foundation. The contribution further aided the central government in its initiative, named Atal Innovation Mission (AIM), which aims to create and promote a culture of innovation and entrepreneurship throughout the country.

We have made contributions towards funding the fellowship of talented table tennis players through the partners.

Through this initiative, we provide nutrition support through a mid-day meal program to the students of special care center run by ‘Save The Children India’. The program has not only helped in improving the attendance of the school but has also improved the health of the students and inculcated good eating habits. Most of the students have also shown weight growth this year. We also encourage our employees to visit the NGO and spend time with the children by playing, interacting, and serving them food.

The program is a week-long event conducted every year during the ‘Joy of Giving’ week. Through this effort, we aim to tie up with different NGOs such as Goonj, HelpAge India, Sneha Ashram, Toy Age and municipality schools near our offices to contribute towards the development of marginalized communities. Additionally, the initiative encourages and provides our employees an opportunity to help the less privileged and serve the society in which we live and work.

We made significant contributions to the State Governments’ relief funds, government-run COVID-19 hospitals, and Police Foundations. Also, we have channelized our funds towards Parkinson's Disease and Movement Disorder Society (PMCMS).

Empowering the nation through education at Mindspace, we recognise the importance of education, and launched ‘Teaching Tree’, an initiative to provide quality education to marginalised children.

This initiative covers teacher training programs, an annual carnival which sees a display of artefacts made by the children and book collection drives - which have set up libraries in schools.

Customer Satisfaction

We recognize customer satisfaction as one of the most important aspects of our business. Our tenant base includes large multinational companies from across the world. To enhance their experience, we constantly explore ways to enhance the quality of services that we provide to our tenants to meet their needs and expectations. Our efforts include providing high-quality workspaces by closely engaging with our tenants to understand their growth needs.

Tenant Satisfaction Survey

We are firmly committed towards providing best-in-class experience to our tenants by understanding their evolving needs and preferences. To improve the quality of our services, we implement engagement programs with our tenants such as conducting tenant satisfaction surveys, which helps us in understanding the expectations of our tenant base and identify the areas of improving our service qualities. We invite feedback from tenants on parameters such as housekeeping, security, landscaping, gate and traffic management, COVID-19 preparedness, Mindspace app and communication. Based on the results of the tenant satisfaction survey, we have identified areas of improvement and action plans are devised to address such areas. We conducted a tenant satisfaction survey, which covered 80% of our tenants. We recorded a response rate of 98% from our tenant base.

Tenant Engagement Initiatives

  • Participated in industry webinars on topics like ‘The changing dynamics of the workplace’, ‘Rebuilding the construction sector’ and ‘Leveraging benefits of REITs in the new era’, among others, to create brand awareness, thought leadership and engage with existing and prospective tenants and industry bodies
  • Disseminated mailers communicating about our recognition for safety amidst the pandemic with the help of the British Safety Council certifications among the tenants
  • Leveraged social media by putting up multiple updates during the lockdown period to keep our tenants informed and further used it to give out crucial information, celebrate special occasions, or publish topical news and brand information
  • Introduced contactless entry for the people working across our Parks with the help of the Mindspace Business Parks App. The first 500 people to download the app were also gifted free masks. Further, people could also setup visitor requests through the app

Lending a Helping Hand

The Backdrop

When the central and state government declared the lockdown in the 3rd week of Mach 2020, over 1,000 workers were stuck in the site labor camp. During this period, travelling facilities were prohibited due to the ongoing curfew. To ensure that our workers were taken care of, we initiated a measure, which was aimed at providing them food facilities on site.

Our Approach

To meet the food requirements of our on-site workers, we enquired about the Atal Aahar Yojana, which is a State Government scheme for construction workers. We registered for the scheme on behalf of our workers. After undertaking the official formalities, the scheme began supplying food on site initially for our 800 workers.

This was started in last week of April 2020. The site team arranged for big size utensils for food storing and serving. This service is still running for 400 workers both day and night. During the testing period, the KRC Group management also provided ration materials such as rice, dal, sugar, and salt to meet the food requirements of our workers.

Benefits and Outcomes

  • The initiative provided food facilities to over 1,000 workers on a daily basis
  • Cut down the need to go outside the premises for ration purpose during the pandemic
  • Helped in safeguarding our workers since we recorded zero cases on COVID-19 on the site
